
**Energy Certificate: When to Renew It and Why It Is Important**

Since June 1, 2013, it has been mandatory in Spain to have an energy certificate in order to sell or rent a property. This document provides essential information about the energy consumption and CO2 emissions of a home or building. At Carabassí Casas, we explain the validity periods and renewal requirements for this certificate.
The energy rating obtained must appear in any advertisement related to the sale or rental of the property and must be attached to the corresponding contract. Although the responsibility for obtaining the certificate falls on the owner, it is important to know its duration and when it needs to be renewed.
Generally, energy certificates are valid for 10 years. During this time, the owner can use the same certificate for sale or rental without needing to renew it. However, properties with the lowest energy rating, specifically those rated G, must renew their certificate every 5 years. This aims to encourage improvements in the energy efficiency of less efficient buildings.
In some cases, the validity of the certificate may be affected by certain changes, such as renovations to the building’s thermal envelope, alterations to thermal installations, modifications to the lighting in commercial buildings, or changes in the use of the property that could affect its energy rating.
If the certificate expires or compliance with the regulations is not met, fines may be imposed. Minor infractions, such as failing to display the energy rating in advertisements, can result in penalties ranging from €300 to €600. Serious infractions, such as not registering the certificate, may lead to fines between €601 and €1,000, while very serious infractions, such as falsifying the certificate, can incur penalties of up to €6,000.
The cost of renewing the energy certificate depends on various factors, such as the size of the property or its location. On average, the price is around €1.50 per square meter, which for a 100 m² property would amount to approximately €150. Additionally, administrative fees may apply depending on the autonomous community.
Having an up-to-date energy certificate offers several advantages. It not only improves energy efficiency and reduces costs but also increases the property’s value, enhances interior comfort, and contributes to environmental protection.
