Energy Efficiency Certificate
We wish to inform you that due to a new Spanish regulation (Royal Decree 235/2013) issued, all properties for sale or for rent will be required to have an Energy Efficiency Certificate (CEE) or Certificado de Eficiencia Energética as of June 1st, from the moment that the house is advertised in an agency or a private sale. Failure to comply with this new requirement can result in substantial fines for the owner.
This certificate gives your house a rating from A (being the best) to G (being the lowest) the same as the a rainbow colored sticker that you already have seen on the fridge, air conditioner or any withe goods. The idea behind this is to give the consumer easy to understand information about the houses energy efficiency.
Countries across the EU have had similar programs for nearly a decade and in fact since 2008 property developers in Spain have been required to obtain energy certificates for new builds.
If you sell or rent your house without this document, that is will be required in the notary, or you will be not complete the sale and you be made responsible for the sanctions and you will have to pay the fine , the quantity of it could be as high as 6000€.
The certificate is valid for ten years, and the cost of it can range between 100€ +VAT for a typical flat or house no more than 155m^2 up to 1€/m2 +VAT for a large detached house.
